A regional maintenance lead is based at one property and responsible for many more. The rotation lives in their head, the drive eats the day, and the buildings that are quiet stay quiet. Your maintenance system records the work that got requested. It has no record of the visit that did not happen, and neither does anyone else.

Every stop, with a time.
A day built from your portfolio, one property after the next, with the drive between them (est.). When the lead arrives they tap once, and the visit is on the record with the time it started.
02 — What did I find
Site notes where the site is.
What they saw, what needs a follow-up, and what is urgent, written at the property and attached to it. The note that used to live in a truck cab is now part of the building’s file.
03 — What am I neglecting
The one out of rotation.
Every property carries a cadence: weekly, monthly, quarterly, whatever the portfolio calls for. Rotation knows the last recorded visit to each building and puts the overdue ones at the top, before anyone has to remember.
The absence is the insight. A coverage report shows the buildings with no visit on record before it shows anything else.

A portfolio spread across a county is a routing problem. Rotation buffers every stop with a drive time (est.) and flags the turnaround the estimate says cannot be made, before it is on the calendar. Every drive figure is marked as an estimate.

When a lead checks in, Rotation reads the phone’s location once, at that moment, and records the time and whether they were on site, nearby, or away. It never runs in the background and it never stores a trail. The lead is told before the first tap, and sees that rule next to the button.
The report

Problems first, then coverage with the unvisited properties on top, then the full log of visits, notes and check-ins. Sent as a PDF, plain text or email, to whoever needs to see that the walking happened.

Who is on rotation today, which properties are overdue across the organization, and which flags are still open. Descriptive, so a supervisor knows where to look. It is not a ranking of people, and it does not decide anything.
